"I'm not sure how to properly convey the experience I had with Sharat. He was referred by a friend/supervisor who is known for her detailed expectations of what she wants. I knew if he could work with her, I would be in the right hands. We started corresponding in April 2016 and started the house search a couple of months later when I was ready to dig in. I knew what I wanted, and my expectations were unconventional from most buyers. I was focused on location and potential. He quickly learned the details, and he adjusted his focus accordingly. He set up a small radius from all metro locations within my price range (one of my deal-breakers), sent me a link to view all properties in real-time with daily updates, and continuously followed up to ensure I had the tools I needed. After viewing online over 600 houses in two states, and physically walking through over 130, we found the house I was looking for. We invested three days a week over three months. We walked through 15 houses a day (average). And it didn't end there. Not only was my search unconventional, but the process of closing on the house I chose was as well. Sharat continued to negotiate, follow up with the seller, provide me with his expert advice, and ensure I had all my questions answered. As of this morning, I turned in the keys to the upscale apartment I was renting and came home. Home. It feels good to own again. Although the effort I put into finding my home is probably record-breaking from some perspectives, I share this because I want others to know that Sharat has never expressed anything to make me feel I was asking for too much. When my wife and I decided to downsize from our home in northern Virginia to a condo in nearby Maryland, we turned to Sharat to describe what we were looking for in terms of home, neighborhood, and price. He picked up on this immediately and guided us through communities we had been unfamiliar with but fit our needs perfectly. We chose the property we purchased within two weeks of our meeting with Sharat. Throughout our search and the process of purchasing, Sharat was always available to answer all our questions and graciously deal with all the tedious nitty-gritty. Because of our good experience on the buying end, we decided to put our house up for sale with Sharat. My home stood on a beautiful 4-acre wooded lot overlooking the Occoquan River. Although my home was beautiful, it had to compete with others that were larger and often had features such as finished basements and swimming pools that mine didn’t. Sharat felt that in advertising my home, we would have to emphasize the wooded land as well as the home. He had a drone fly over my property, over the trees, and down to the river, displaying all the autumn colors. With his knowledge of the internet (Sharat has an engineering background), he was able to target a specific demographic that he knew this would appeal to. It all worked. Within one week of putting my house on the market, I had three competing bids above the price I was asking. This occurred in a neighborhood where houses are often on the market for six months or more. Closing for the sale took place less than two months after the house was put on the market. Sharat has an eye for details, value-added improvements, and the remaining life of appliances - lots of stuff that we didn't have the eye for, and neither did the home inspector. Most importantly, Sharat understands his clients' preferences and only recommends properties the clients would love. As a long-distance homeowner who was selling her home in Falls Church, VA from Denver Colorado, I needed someone who was willing to be a partner with me and take on responsibilities that would typically fall on the homeowner. To further complicate my situation, the home was inhabited by a family of 4 with two dogs and needed a fair amount of work to get it 'show ready'. He never failed me, always stepped up, and continuously offered his help. He was sincerely concerned with the impact on my tenants and treated them with the utmost respect. Sharat was also my teammate when it came to pricing the home.
